CALIFORNIA DREAMIN’ FOR PROPERTY INVESTORS

The “California Housing Market Report and Predictions” article released by Gord Collins of Manage Casa, explored the key factors that will drive the California market for the years ahead. Below are key excerpts from the article.

CALIFORNIA DREAMIN’

California is a special place to live and rent, and to buy and sell a home. The market diversity is hard to comprehend. And the battle for homeowners hanging onto proposition 13 benefits is very different for young buyers who discover that renting an apartment is better.

It’s this dynamic pull of outrageous wealth and outrageous regulations that makes it hazardous to invest in real estate in this state. Definitely wise to hire a Realtor.

No other economy is as diverse and dynamic. It’s the opportunity that attracts millions of newcomers to live and start businesses here. Most tech startups for instance launch in the Bay Area despite the high cost. Employment and wages have grown and that has put pressure on the California housing market.

WHAT’S HAPPENING AND WHAT MAY HAPPEN

A few pundits believe the California housing market is well past peak. Yet economics, demographics, buyer demand (and last 2 months sales stats) seem to refute that notion. Millions of apartments need to be built in the next decade, a good portion, right here in CA to soothe in insatiable demand (housing crisis).

California’s economy grew 4.7% in the 12 months ended in February compared to the national rate of 2.8%. It could grow at a 2.55% pace in the next six months — faster than the national 1.59 – report from Mercury News.

With interest rates fears gone, and new trade deals with China, any negative economic aspects could disappear. That would mean fast rising prices again for the whole state.

KEY FACTORS IN CALIFORNIA’S HOUSING MARKET GROWTH

1. wages create prices pressure on housing
2. demographics – lots of millennials buying and babyboomers selling
3. interest rates – staying stable
4. migration – slowed to keep prices stable
5. cost of business – extremely high (would you like to see my San Francisco parking fee?)
6. home prices – wickedly high
7. rent vs buy – for most the idea of purchasing is a hopeless dream
8. multifamily new construction – picked up nicely but NIMBY’s still winning
9. taxation and tax savings – much better this year With taxes dropping, interest rates stable, wages rising, prices stable, mortgage requirements reasonable, and rising personal savings, why aren’t people buying? Simple, they’re hoping prices will plummet.

A HEALTHIER CALIFORNIA

There are more homes for sale and more buyers. After a strong lull, the upward march on California homes prices continues.

Zillow gives California an improved 9.6 out of 10 rating and a revised forecast of 7.6% price growth prediction for the next year.

“We’re seeing interest and money shift away from the overheated markets into less expensive secondary markets…Even if we see some markets overheat and demand softens slightly, that doesn’t mean prices will go down” — Javier Vivas, director of economic research at realtor.com.

Housing advice from Moms

I love MomMoms are the greatest. Although many moms are working today, they are still run the roost at home and have the best advise when it comes to home ownership. In honor of Mothers Day, Century 21 Hometown Realty celebrates the wisdom of mothers. Here is advice that we were able to locate from Moms.

How much can you afford?

Lenders like PrimeLending, our mortgage partner play a significant role in home ownership. They will pre-qualify you for a home loan so you know how much the bank believes that you can afford. If you are pre-approved for a $300,000 loan, mom’s advise is to look at homes for $250,000.  This leaves a cushion for the unknown.

Another mom suggests buying a home as if you only have one income. Being house poor is never a great situation, especially in today’s sluggish job market. Most job seekers are in the market for 6 months today, so make sure you have some savings to manage the possibility of employment challenges.

Buy Smart!

Century 21 Hometown Realty is one of the few companies that offer consumers the ability to do deep level of research on your home purchase. Take a close look at the neighborhoods where you want to live. Give consideration to the market conditions in that neighborhood. If possible, avoid neighborhoods that have a lot of foreclosures or a lot of homes for sale – this signals a fragile marketplace where your home purchase could include a lot of downside risk.

Pick the right real estate agent and spend time with them to understand the real estate market. This is true for buyers and sellers. Take the time to look at lots of homes that are priced in your price range to understand what other buyers and sellers are looking at. Century 21 Hometown Realty agents have access to a market analytics tool called REALTORS Property Resource. Ask your agnet for an RPR report before you buy or sell a home.

Don’t Forget the Home Inspection

It really does not matter if you are buying a new home or a used home, the home inspection is really important. Ask questions about the cost of irrigation, the cost of landscaping. Find out how old the heating and ventilation is and who the service provider is. Take a close look at the roof. When was the home last painted?

Here in California, rodents and termites can do a lot of damage. Moms say that they would have delayed listing their home for sale if they had done an inspection before listing their home. Sometimes the price you list your home for does not account for repairs that are needed before the transaction closes.

Who is tracking you online – home safety update

Property Search PrivacyEver visit a website looking for something, for example houses? Then every other time you searched for something else, Zillow, REALTOR.com, Trulia or some other real estate brokerage website shows up first in your search rankings! Some say “pretty cool… how’d they do that”. More and more are saying “OK, that’s enough”. Enter the growing area called Online Behavioral Advertising.

Many of the ads you receive on Web pages and on web searches are, believe it or not, customized just for your eyes only. Ads you see will be based on predictions about your interests generated from your visits over time and across different Web sites.

This type of ad customization – sometimes called online behavioral or interest based advertising. It works through a system of files on your computer called “cookies”. Like crumbs used to document “where you have been” these cookies tell websites a lot about where you have visited, what you have searched on and what you are clicking on. Then, this pattern of interest gets documented and entered into a profile created just on your viewing habits. They may not know your name (at this point) or street address but they know your city and what interests you. This data is them merged into other data collected such as DMV auto registrations and other data. Then when they can collect an actual name, the systems can then add street addresses and other personal data.

This website uses session based tracking cookies that enhance your property search experience, but we do not harvest behavioral or tracking information from your computer like many other property search websites. The only way we retain any information about you is if you create an account. If you look at our privacy policy, you will see that we retain the information but keep it safe and confidential.

On many other real estate websites, Big Brother Is Watching! Recently the Federal Trade Commission dug deep into these data warehouses to make sure no privacy issues are being raised. Well they found a lot. There is an entire internet industry based on profiling and segmentation.

Giving consumers an option of “do not track me” has been a hot topic of discussion in Washington. The White House and the Federal Trade Commission claim they want to work with the advertising industry on a voluntary basis to make it easier for consumers to opt-in or out data collection for advertising purposes. Just the fear of regulation prompted some of the internet’s biggest players to agree to “talk” about their policies.

Yahoo, just this past week, said they would have a simple button consumers can click if they want a Tracking-Free experience.

With the White House’s involvement ratcheting up the issues, it has theoretically forced Google, Yahoo, Microsoft, and AOL to stop monitoring the Web-surfing habits of users who click a “Do Not Track” button on their browsers.

So if you care to, go to http://www.aboutads.info/choices and let the system do its magic then you can OPT OUT of tracking from the data collectors, make a complaint or learn more about the policies.
